Flowchart Checklist

We respect that building a home can be one of the biggest purchases of your life and that the process can sometimes be quite involved.

We’re good at list making and taking so you don’t have to be. Below is a top-line list of our home buying and building process:


  1. Modify a Pre-Existing Smart Homes design & Facade or tell us your ideas so we can put a brief together ready for a complete custom design with our inhouse design team
  2. Specify your inclusions, review initial sketch design and discuss site cost related items with our sales team
  3. Review Initial Budget Estimate to make sure happy to move forward
  4. Pay your initial deposit and sign relevant sales documentation (Initial Deposit can range from $5,000-$10,000 depending on scope of project)
  5. We then order all relevant Property Information (soil test, survey, Planning Consultant Analysis, Bushfire Attack Levy & Wind Assessments)
  6. We then prepare preliminary sketch plans followed by final Working Drawings
  7. Meet with our Interior Designer to discuss Colours and visit local suppliers to finalise Tiles, Kitchen & Bathroom fittings
  8. Estimating will spend 60 – 100 hours pricing the job from bottom to top where we present final Tender pricing
  9. Once happy with final design/specifications and pricing we sign contracts where the Balance of 5% deposit is due (less deposit monies already paid)
  10. From there we then apply for your building permit or Coheres with your Planning Consultant to work towards Building permit
  11. Construction begins and you can sit back, relax and enjoy the building process by receiving regular updates from our very experienced and skilled Site Managers
